Thanks for  the follow up email.  I have recently purchased a few of these financial statement programs and most of them take forever and some you can't even email.  Your's is straightforward and simple to use.  I think you should definitely charge at least $20.00.  Great Value though!!  By the way, I noticed your 703 area code.  Are you based in Northern VA?  I am a real estate investor also and located in the Northern Virginia area.           Thanks again, Gary G.

Thanks for the great Excel Sheets.  My wife is great at those, but I’m not.  I'm a dentist trying to open an office with two partners.  Your layout was quick to use, very inexpensive and user friendly.  Personally, I would've charged more-especially if you're getting dinged additional costs to be at the top of Google pop-ups.  You have a great product that has been a huge help and very easy to use.  In my opinion,  every financially concerned person should update their own personal financial statement annually.  It puts financial matters into perspective (good and/or bad) for everyone.  Up your costs to $15-19.95.  Your layout is worth that--minimally.  Thanks for the service you've provided me and my partners.  I'll send you an e-mail when I've made my first 5 million.  Please let me know if you up your price and how it does for you.?  Thanks and good luck

Thanks for sending the files. I own a Coffeehouse in Bay City, MI.  We are looking to expand our business by opening a second location in a very high-traffic area in another city and are in the process of securing capital for our expansion. One of the things I was told I need is a Net Worth statement so I was glad when I came across your forms since I was looking for something quick and simple. I like the way youset it up so I just have to enter the numbers and it does the rest.

I also love working for myself. My wife and I have owned the coffeehouse for a little over a year now and we are passionate about our business and our future goals. Thanks for playing a small part in making it happen for us.

Chip, thanks for your note and the attached files.  I was tired of trying to type in the financial info. on my Bank’s Personal Financial Statement that I have used for many years.  I went on line and saw your site and thought I would try for $10.  Happy in using it and glad that I can add and delete where needed.  Spent some time entering the info. Saturday and hope to finalize today.  I am a petroleum distributor and convenience store operator in a family business of nearly 40 years started by my father!

Thanks for the help chip.  In the last year I really started paying attention to my credit scores and what you said about credit scores is very helpful.  I have raised my credit scores about 100 points in the last 6 months alone.  I expect them to go up even more very soon.  Thanks for the tips. - Jeff W.

I've already filled out the personal financial statement - appreciate it and know it will be an invaluable tool. I had actually already created one of my own - but liked yours much better.  I've set my own personal goal of purchasing my first Investment rental property this year and am excited but also a little nervous - which I know is normal. So, as a newbie, I am not quite yet at the place that you and many other RE Investors are at - but looking forwarding to getting there (becoming self employed is the ultimate goal!) I have been to several seminars and attend a monthly local RE Investors club - as well as having read several very good books on the subject.  

Probably the single most nerve-wracking part is that I live in California and will need to invest out of state to get into the game. After much research, I am looking at the Ft. Worth area...in fact that is where I saw your posting when looking at the DFW Craigslist site.

I just wanted to drop you a line and let you know I have been working on my financial statement and really like your format. My wife and I have just begun our adventure in investing and so far, so good. We are  actually looking into purchasing our own personal house here in Northern Virginia and looking ahead for using it as an investment as well. It was brought to our attention for us to create "LLC'S" for our investment homes for extra protection. We did get some resistance from our loan companies to change it over to an LLC. We are wondering what investors normally do in these situations or how they work around this??  If you have any feedback on this it would really be appreciated.  One more thing- I noticed you have a 703 number...are you located in N. Virginia???

Hi Chip-- I didn't expect a personal reply from you for a $10 order! But you know, like you, I do the same thing. We have a publishing company for dog training books (www.clinetop.com--"The Pointing Labrador" and "The Labrador Shooting Dog") and I end up spending 20 minutes on the phone with some guy talking about his new puppy for a $25 book sale.

The reason I bought the financial statement excel file from you is because my local bank demands a tax return and an updated financial statement every year for a loan we have on some property.  I hate doing it in pencil and then running a calculator. I figured somebody had already built one in an Excel file and it was sure worth paying $10 for your work.
